ACCESS

The guesthouse is a short way back from the road. There is a car park to the left side of the property which is partially stoned and on an upward slope of approximately 20-30°. To access the property one can either:

Go through the gate to the side of the property towards the rear of the car parking area, continue through the courtyard for about 7 metres and down three stone steps to the back door; or

From the car parking area go to the front of the house via a flight of 5 stone steps to the gate and then along a gravel track (2 metres) to the front door.

One should be aware there is limited headroom to some of the doorways in the house.

GROUND FLOOR

Bedroom : There is one twin/double ground floor room to the back of the property with shower and hand basin (share WC on the first floor)

Living Room : Our living room has 3 settees and 1 armchair. It is heavily beamed and therefore has limited headroom at centre of room.

Dining Room : Our dining room has long table down centre of room and can seat 10 persons.

FIRST FLOOR

On the first floor there are 3 bedrooms: 1 single and 2 double and a shared WC with hand basin.

The single room is up the first flight of stairs to the right. There are two narrow, sharply angled, fairly steep stairs from the top of the staircase leading into the room. The door opens directly onto these stairs. The bed is 4' wide (3/4 bed). Shower, WC and hand basin en suite. Lighting in room by dimmer switch at door and by cord at right side of bed, en suite lighting by cord inside at right of WC. (NB towel rail heating on constant.)

The double room with private bathroom is along the same short corridor as separate WC. It has a partially carpeted/partially wooden floor and king-sized double bed. The main lighting for the room is by dimmer switch on the wall left of the door. Either side of the bed are two switches: one controls the main ceiling lighting, the other is a dimmer switch control for bedside lighting.

There is a Suffolk latch to the bathroom door. Bathroom floor is wooden and is on a slope so access to bath is steeper at its foot, pull-along folding shower panels; thermo controlled shower.

The second double bedroom has a king-sized bed, shower/hand basin, share WC/hand basin.

The WC is up a flight of stairs which turns left, up one step, then turn to the right and down one step.

All rooms are individually decorated, so no two have the same colour scheme.

GENERAL INFORMATION

Dogs are permitted to stay with their owners in two of the bedrooms; they are the large double room with private bathroom and the ground floor twin/double room.

All guests are requested to ensure their dogs do not rest or sleep on beds or climb on furniture.

All guests are requested to clear up after their dog if they use the back garden.

The garden is up a step through a gate and the whole area is on a slope.

Reception for Orange and T-Mobile networks are good; all others will not work as we are down in a valley.

Dietary requirements – I will do my best to cater for any specific dietary requirements if you inform me before you arrive (24 hours minimum, 48 hours for a weekend).

CURRENT BOOKING POLICY

All bookings will be confirmed by a 25% non-refundable deposit. Because we are a very small business, cancellations represent a major loss therefore, should a reservation be cancelled or reduced, a further 50% of the total will be due and payable should we be unable to re-let the room.

NO SMOKING POLICY

We would like to remind you that this is a ‘No Smoking' house, so we request you not to smoke anywhere within the house, or be tempted to smoke out of the bedroom window. This also contaminates the curtains and surrounding upholstery with tobacco smoke and we therefore will make a charge of £40 to anyone who smokes in the bedrooms or any other room in the farmhouse . All it takes is a little bit of ash to blow back into the room to start a fire .

“Due to fire regulations and insurance constraints, smoking is not permitted inside the Farmhouse. Any guests who wish to smoke may use the courtyard/garden where they will find a sandpot for their ash and cigarette ends.

Any one who does not respect this policy will unfortunately be asked to leave the premises immediately and will be liable for full payment of their booking.”
