ACCESSABILITY
The guesthouse is a short way back from the road. There is a car park to the left side of the property which is partially stoned and on an upward slope of approximately 20-30°.
To access the property one can either:
Go through the gate to the side of the property towards the rear of the car parking area, continue through the courtyard for about 7 metres and down three stone steps to the back door; or
From the car parking area go to the front of the house via a flight of 5 stone steps up to the gate and then along a gravel track (2 metres) to the front door.
If you use the front door there is a strong likelihood that the bell or knocker will not be heard as the sound does not travel up 3 flights of stairs or to the kitchen at the rear of the property. For this reason we always advise guests to access the property at the backdoor via the courtyard.
One should be aware there is limited headroom to some of the doorways in the house.
GROUND FLOOR
Living Room : Our living room has 1 settee and 2 armchair, large TV and board games.
Dining Room : Situated at rear of house opposite kitchen; with one table seating upto 8 persons.
FIRST FLOOR
On the first floor there are 3 bedrooms: 1 single, 1 double, 1 twin, all en-suite.
The single room is up the first flight of stairs to the right. There are two narrow, sharply angled, fairly steep stairs from the top of the staircase leading into the room. The door opens directly onto these stairs. The bed is 4' wide (3/4 bed). Shower &WC en-suite; hand basin in room. Lighting in room by dimmer switch at door and by cord at right side of bed, en suite lighting by cord inside at right of WC. (NB towel rail heating on constant.) There are 2 table lamps and a digital flat screen wall mounted TV.
The double room with private bathroom is along the same short corridor as separate WC. It has a partially carpeted/partially wooden floor and king-sized double bed. The main lighting for the room is by dimmer switch on the wall left of the door. Either side of the bed are two switches: one controls the main ceiling lighting, the other is a dimmer switch control for bedside lighting. There is a Suffolk latch to the bathroom door. Bathroom floor is wooden and is on a slope so access to bath is steeper at its foot, pull-along folding shower panels; thermo controlled shower.
The twin bedroom has 2 single beds, a wardrobe, tallboy and small table with mirror. The en-suite shower room consists of an electric shower, wall mounted hand-basin; the Saniflo toilet is pass the hand basin at the furthermost end of the shower room.
TOP FLOOR (in the eaves)
The 2nd double bedroom is up 2 flights of stairs; limited head room due to sloping beams; king size bed with 2 small side tables; 1 x 2-seater settee; chest of drawers, 2 wicker chairs; large wicker hampers used as side tables to settee; Velux window with blind in sloping roof to front of property. Shower room with digital electric shower, hand basin and toilet. Velux window with blind in sloping roof to rear of property. Velux pole window opener provided.
All rooms are individually decorated.
GENERAL INFORMATION
Unfortunately, due to disrespectful dog owners, dogs are no longer welcome to stay in the farmhouse (seeing eye/hearing dogs excepted, but only in 1st floor double bedroom). All guests are requested to ensure their dogs do not rest or sleep on beds or climb on furniture. All damage by dogs will be charged for - including professional cleaning of any materials in the room or house. All guests are requested to clean up after their dog if they use the back garden and/or foul the car parking area/road by front gate. Dogs must be kept on a lead at all times. Do not expect us to dispose of any dog mess or clear up after your dog - it is up to you to provide plastic bags and take the mess with you. This is because dog excrement can cause Toxocariasis and the garden is for the enjoyment of all guests. There is a public footpath to the side of the house leading into fields where you can exercise your dog
We do not accept children unless previously arranged - minimum age 10 years.
Reception for Orange, T-Mobile and Vodafone networks are good; all others have limited reception as we are in a valley.
Dietary requirements – We will do our best to cater for any specific dietary requirements if you inform us at time of booking of any special needs. Failure to do so may leave you with a limited choice at breakfast. Please note we use nuts in our homemade breads, cakes and cereals so if you do decide to stay with us please take this into consideration.
Booking Policy
We require a debit or credit card number valid until after your reservation date to secure your booking. All bookings must be confirmed by a deposit equivalent to 50% of the first night's stay. Once you have booked your stay, our agreement is a legal contract and any deposit you have paid may be non-refundable. If you need to cancel please contact us immediately. Should you cancel(1) the whole (or any part) of the reservation at any time this will be considered a breach of contract, and if we are unable re-let the room(s) the remaining 50% of the first night's stay will be charged. Arrival after 9.00pm will be considered a breach of contract and we have the right to refuse entry and consider you a no show at which point you will be liable for the full payment of 1 (one) or the first night’s stay. (see our Terms & Conditions for full details on arrival times & exceptions). We strongly recommend you take out travel/holiday insurance(2).
(1) In case of a cancellation due to illness or family tragedy, we will use our discretion regarding returning of the deposit to you and/or waiving any balance payable to us.
(2) There are many insurance companies who will cover your short stay for a premium as low as £6 per person, dependent upon age of individuals and number of days - quotes will vary. If you have to cancel this small sum may save you losing your deposit, dependent upon the T&C of the insurance company, the reason why you cancelled and other criteria.
Please Note: We cannot personally recommend any insurance company and the figure quoted above is confined to the criteria of a particular quote for a set number of people of a certain age for 3 day cover. We cannot be held responsible for any quotes given by any insurance company that vary from the example given above.
Terms & Conditions
Arrival time: strictly after 4.00pm - before 9.00pm
At time of booking please inform us of your estimated time of arrival. On your day of travelling please let us know ASAP if you are going to be later than 30 minutes of your given estimated time of arrival. We need to know as we plan our day around your arrival time and a courtesy call would help us make alternative arrangements should the need arise. Arrival after 9.00pm* is a breach of contract and we have the right to refuse entry and consider you a no show at which point you will be liable for the full payment of 1 (one) night or the first night’s stay.
*We will waive this rule only if:
1) your flight times to the UK on your arrival day with us do not allow for you to arrive earlier than 9.00pm and you inform us of this when booking; or
2) you are held up due to a traffic accident whilst on route and as long as you telephone ASAP to inform us of your delay and revised estimated time of arrival.
With prior arrangement you may arrive earlier than 4.00pm to check in, drop off luggage and collect keys. If you wish to have full acess to the room earlier, ie, midday onwards, there may be a charge of £15 per guest on top of our standard B&B rate. We believe this is a fair charge as we have to emply extra staff to assist in turning the rooms around to meet the midday deadline.

Please be ready to vacate your room by the above times on your day of departure.
Breakfast Times: 8am-9am
If you require an earlier breakfast please enquire when booking. The earliest breakfast is 7.00am. Prior to this time hot beverages, cereals, fruit and breads/toast and jams are provided. Porridge or poached/scrambled eggs on toast can be ordered the night before if available and dependent upon time of breakfast requested. No other cooked breakfast is offered prior to 7.15am.
We don’t have many rules, but those we do have we hope you will respect them. No outdoor shoes to be worn inside the house; smoking most definitely nowhere inside the building; remember to turn hallway lights out when you have reached your room (bedroom doors are wonky in this old house and light sometimes disturbs other guests); we have no time limit on your return but, out of courtesy for other guests, if you do return in the small hours of the morning please be as quiet as possible; no takeaway food (Curry sauce stains forever!) to be eaten in bedrooms– you may eat them in the dining room, crisps and nuts excepted. We don’t have a drinks licence so you are welcome to bring your own wine etc.
